Versatile Granny Flats offer a FREE Site Inspection so that we can provide our prospective Clients with an accurate written quote for their new building project. During this meeting we will sit down with you and discuss exactly what your needs/requirements are, those of the person that is likely to be living in the granny flat and then we will discuss any restrictions that my be placed on the site (easements, flood or fire zone etc). We will measure out the site so that we can advise the best location for the new building and answer any questions that you may have relating to the size the site will accommodate without having to do a DA (Development Application through local council) and we will answer any other questions that you may have regarding the site or the design you have in mind.
Once we have a thorough understanding of your needs and the site conditions, we will provide you with a written quote and a list of inclusions and exclusions so that you understand fully what our costs are. During the free site inspection, we will also discuss what other (variable) costs you may have to take into consideration. The variable fees include the cost of connections from the granny flat to the main services (the cost of connections within the building are included in our base fee), council fees (which vary greatly from council-to-council and may include an S94 fee in addition to a Curb & Gutter Bond), having a Site Survey done and the cost of contracting a Private Certifier in order to gain Building Approval, a Construction Certificate and an Occupancy Certificate once the building is complete (we are able to make these arrangements for you).
Once we have completed the free site inspection and provided you with an accurate quote, you are then able to make an informed decision regarding your new building project and whether or not Versatile Granny Flats are the right people to help you. We are very competitively priced and provide a superior level of customer services so we certainly hope that you will allow us the opportunity to help you. The idea of the free site inspection is simply to assist prospective clients to know what information they need to gather from each different business that they meet with in order to be able to compare ‘apples-for-apples’ and therefore make an informed decision about their next building project.
